Q: You’ve recently announced the opening of The Trails at Canyon Crest luxury apartment community in Riverside; could you tell us something more?

A: The Trails at Canyon Crest is a beautiful brand-new lifestyle apartment home community in East Riverside, California. The pet-friendly one, two, and three bedroom apartment homes are perched on the edge of the Sycamore Canyon Wilderness Park with sweeping views of the natural landscape and with easy access to 25 miles of hiking trails.

Each luxury apartment home has a private patio or balcony, washer and dryer, air conditioner, dishwasher, wood-plank style flooring and a Whirlpool stainless steel appliance package. Many of the apartments have stunning views and garages are also available.

The resort-style amenities encourage the community members to connect, relax and thrive. They include a luxurious resident clubhouse, state-of-the-art fitness center, and resort style pool and spa. There is poolside dining, an outdoor fireplace and seating area, plus an on-site dog park.

The location is ideal; next to the Canyon Crest Towne Center and close to Canyon Crest Country Club. The area provides exciting opportunities for work and play while the apartment homes provide comfort, luxury and beauty.

Q: What types of Services do you offer to your clients?

A: The REMM Group is a full service third party real estate management company for multifamily, industrial, office, retail and mixed use properties. Our award winning services cover every aspect of real estate management for these assets. We tailor the services to each specific property; working with clients to provide calculated direction and performance utilizing advanced technology.

Multifamily management covers everything from acquisitions to online reputation. Our current portfolio of 42 multifamily communities spans a wide variety of properties from those long established to new build lease-ups.

The Trails at Canyon Crest is an example of a lease-up. Managing communities through their construction, to welcoming the first move-ins to full occupancy is demanding and takes a highly experienced team. This is the fourth lease-up that The REMM Group has managed in the last two years. The projects include The Roy, a premier mixed-use property in Los Angeles, Enclave Otay Ranch, a 300-unit luxury apartment community in Chula Vista and The Link, an exquisite mixed-use property that will open later this year.

We use Yardi Property Management Software technology to simplify operations through the automation of workflows including leasing, move-ins and move-outs, work orders, purchase orders, check writing and more. We also use Yardi platforms such as Pay Scan, E-Learning, Resident Screening and Rentcafe.

The integration of Yardi Orion Business Intelligence and Voyager 7S allows our executives to monitor real-time performance results on a daily basis. We can quickly and efficiently review financials, spending and other factors to inspect the health of individual properties and the overall portfolio. We measure each against expectations defined by Key Performance Indicators (KPI) and benchmark thresholds.

This way we can see if a property begins to struggle and resolve the issues right away. We can also see those that are thriving and track what is working. Our executives are actually able to see our team’s extra efforts and ingenuity at work so they can be acknowledged. Often this will lead to updates to our best practices that will then benefit all the properties.

The REMM Group also provides asset integrity services such as preventive maintenance, impromptu inspections, and annual CapEx walks. Our training department ensures that each associate is up to date with all Fair Housing regulations, processes, and procedures. Our marketing department uses the latest business intelligence tools to monitor traffic, customer sentiment, and leasing activity at all our properties and analyzes data to determine lead attribution.

Some of the other technologies we use to keep our company lean and efficient while providing the best services to our clients include our cloud-based data system through Citrix Sharefile. We also utilize Smartsheets to track projects and operations, Prezi for our business development presentations and Constant Contact for our e-blasts.

That innovation comes in many forms. At The ROY Luxury Apartment Homes in West LA, we included a cutting-edge amenity: onsite electric vehicles (EVs) exclusively for the residents use. Residents at The ROY have access to Tesla Model X and Nissan Leaf electric vehicles through the Envoy There car sharing app from Envoy Technologies. Many residents would rather not own a car for ecological and economic reasons. We’ve made that choice simpler by providing Envoy on-demand electric vehicles where they live.
